Home Construction Cost Checklist

Below we have listed some of the elements and expenses that might be needed for a new home construction project. Of course, every situation is different, and this list may include some things you don't need and leave out others you do. Hopefully it can help you to begin developing an estimate.

  1. Pre-Construction Costs
    • Architectural, engineering and soil study fees
    • Permits for city and/or county
    • Utility connection fees
    • Workman's comp and builder's risk insurance
  2. Site Construction Costs
    • Temporary utilities
    • Equipment rentals
    • Demolition, clearing, and haul-offs
    • Grading, excavation, fill, shoring
    • Site drainage
    • Sewer hook-up fees and permits or private septic system
    • Utility hook-up fees or private wells if needed
    • Stub-ups for plumbing and electrical utilities
    • Concrete works for slab and footings or pier and beam, basement walls, etc.
    • Anchor bolts, rebar, and other items used in the concrete
    • Labor
  3. Erecting the Kodiak Steel Homes® Kit
    • Forklift, boom truck, or sky track rental to unload the kit when delivered
    • Tools: screw guns, spud wrenches, metal cutting tools and blades, etc.
    • Windows and exterior doors
    • Termination boxes for electrical outlets and doorbells
    • Exterior plumbing fixtures
    • Labor
  4. Interior Finish Out
    • Drywall, tape, screws, etc.
    • Paint, drywall texture
    • Electrical wiring, boxes, reciprocals, switches, breaker boxes, etc.
    • Light fixtures
    • Plumbing for water, sewer and items like tubs, showers, sinks, hot water heaters, and hardware
    • HVAC system unit, ductwork, and registers
    • Kitchen and bath cabinets and countertops
    • Flooring, carpet, tile, wood inlay, etc.
    • Trim for windows, baseboard, or crown molding
    • Misc. hardware such as door handles, locks, bathroom fixtures
    • Insulation in the attic and walls
    • Labor
  5. Exterior Structures
    • Driveways
    • Decks
    • Sidewalks
    • Stairs and rails
